The Effect That Sells
Three prices an agent can quote from memory, a preparation date set to fit the photo session, and a refurbishment estimate for the buyer within two working days.

What you get from us
What stops being your problem
Unit of settlement: one price for preparing a unit within an area bracket.
Three prices to quote from memory
We price unit preparation as one amount for each of three area brackets. The agent knows three numbers and can give them on the spot.
A date that fits the photo session
We set the completion date around your session and listing date, not around our queue.
A refurbishment estimate for the buyer
On an agent request we prepare an indicative refurbishment estimate for a specific unit within two working days, so the buyer has a number to decide on.
A discount for the referred client
The benefit of a referral goes to the client as a discount, not into the referrer pocket. Nothing is hidden in the price, and the agent earns the client gratitude.
Priority in the queue
Agencies in the programme enter the queue ahead of walk-in enquiries, because for an agent a date is often worth more than a discount.
Open scope and exclusions
The unit preparation card states plainly what the price covers and what we do not do. The agent promises the client nothing we will not deliver.

Full-service packages
Each package is described by what stops being your problem, not by what we do. The scope is closed and the rate sits underneath.
What goes wrong today
What this market does to you today
- The agency has no budget to prepare a unit, and without exclusivity the agent investment will not come back anyway.
- The crew does not turn up on the agreed day and shifts the whole sales schedule, not just one date.
- A recommended crew that fails damages the agent reputation, not the contractor.
- The buyer asks about refurbishment cost at the viewing, and the agent has no answer to give.
- A big refurbishment before a sale rarely pays back, and the client asks about it anyway.
- An agent will not sell a service whose price they do not know by heart. A unit price list is useless across a table from the client.
Indicative estimate
Quick price for a unit
Enter the area and the scope. We will show the price to prepare the unit and the date on which it can be done.
Please fill in the fields to see an indicative estimate.
The result is an indicative estimate meant to show the order of magnitude. It is not an offer and binds neither side.
How we work together
A clear split before we start
On the Mivare side
- One person in charge
- Written scope before start
- Handover documentation
- No further subcontracting
What you bring
- I have to list this week and I need the unit to look right in the photographs.
- I have to clear and refresh the unit so it can be shown at all.
- I have to tell the buyer what the refurbishment will cost, because without that number they will not decide.
- I need somebody to recommend after completion, so I do not lose the client relationship.
- I need to be sure a recommended crew will not damage my reputation, because it is my name the client remembers.
The effect
Three prices an agent can quote from memory, a preparation date set to fit the photo session, and a refurbishment estimate for the buyer within two working days.
